Connect your Boom account so Claude, ChatGPT, Claude Code, or Codex can create leads, look up leads, and pull reports for you.

## What you can do with Boom

The Boom connector lets an AI assistant work with your leasing leads, showings, and applications in plain language. It is built for property managers and leasing teams using Boom. Everything is limited to your own company's Boom account.

**Leads**

- Search for a lead by name, email, or phone.
- Create a new lead, and update an existing one.
- Match a free-text mention of a property or unit (for example, from an inbound message) to the right active listing.
- See your lead sources and lead stages.
- Add a note to a lead, and read the notes on one.

**Properties**

- Search your properties by name, so you can run reports for a specific property.

**Reports**

- Showing activity: scheduled, completed, no-show, and cancelled counts for a date range.
- No-shows: the list of no-show showings for a property, with contact details for follow-up.
- Lead-to-application conversion: how many leads became applications, and the conversion rate at each stage.
- Time in stage: how long applicants are sitting in each stage right now, and where things are stalling.
- Application pipeline: how many applications entered each stage and where they moved next.
- New applications: the day's new applications with their unit and status.

Reports can be scoped to one property, or run across your whole portfolio.

Three tools change data in Boom: create lead, update lead, and add note. Everything else only reads data. Your assistant may ask you to approve a tool before it runs one that changes data.

## Requirements

### Claude

- A Claude Pro, Max, Team, or Enterprise plan. (Free plans can add one connector, but we recommend a paid plan.)
- On Team or Enterprise plans, an account owner must add the connector first. After that, each teammate connects individually from their own settings.
- A Boom account to log in with during setup.

### ChatGPT

- A ChatGPT Plus, Pro, Team, Business, Enterprise, or Edu plan, with Developer Mode turned on.
- On Team, Business, Enterprise, or Edu plans, a workspace admin must turn on Developer Mode first (Workspace Settings → Permissions & Roles) and may need to approve the connector before others can use it.
- A Boom account to log in with during setup.

### Claude Code

- Claude Code (Anthropic's command-line coding tool) installed and signed in.

### Codex

- OpenAI's Codex CLI installed and signed in.

## Connect Boom to Claude

1. Open Claude and go to **Settings**, then **Connectors**.
2. Click **Add custom connector**.
3. For **Name**, enter "Boom" (or any name you'll recognize). For **MCP Server URL**, enter:

```javascript
https://mcp.boompay.app/mcp
```

Click **Add**, then click **Connect**. Log in with your Boom account when prompted. You'll see a screen listing exactly what Claude is asking to access (read leads, create leads, etc.). Review it and approve.

## Connect Boom to ChatGPT

1. Open ChatGPT and go to **Settings**, then **Security and login**, and turn on **Developer mode**.
2. In the left navigation bar, click **Plugins**, then the **Add** button, then **Create MCP App**.
3. Give the plugin a name and set the Connection URL to:

```javascript
https://mcp.boompay.app/mcp
```

Check **I understand and want to continue**, click **Create**, then log in with your Boom account when prompted. You'll see a screen listing exactly what ChatGPT is asking to access (read leads, create leads, etc.). Review it and approve.

## Connect Boom to Claude Code

Open a terminal and run:

```javascript
claude mcp add --transport http boom https://mcp.boompay.app/mcp
```

Then run:

```javascript
claude mcp login boom
```

A browser window opens. Log in with your Boom account when prompted.

## Connect Boom to Codex

Open a terminal and run:

```javascript
codex mcp add boom --url https://mcp.boompay.app/mcp
```

Then run:

```javascript
codex mcp login boom
```

A browser window opens. Log in with your Boom account when prompted.

## Example prompts

Try these once you are connected. Replace the names with your own properties and leads.

- "Find the lead named Jordan Rivera and show me their details."
- "Which showings were no-shows at Maple Court last week? Give me their contact info so I can follow up."
- "How many leads at Maple Court turned into applications last quarter, and what is the conversion rate at each stage?"
- "Create a lead for Sam Patel, sam\@example.com, interested in unit 4B at Maple Court."
- "Where are applications stalling right now, and how long are they sitting in each stage?"
- "Show me today's new applications with their unit and status."

## What data Boom shares with your AI assistant

When you ask a question, the connector fetches the matching data from Boom and returns it to your AI assistant, where it becomes part of your conversation. That conversation is handled under the assistant provider's own terms and privacy policy.

The connector can return:

- Lead details such as name, email, phone, property or unit of interest, stage, and source.
- Notes on leads.
- Showing activity counts, and for no-shows, the lead's contact details.
- Application status, status counts, and the new-applications list with unit and status.

The connector does not return underlying screening results: credit data, income, background checks, identity verification, or the contents of screening reports.

Access is limited to your company's Boom account. Sign-in is handled through Boom's login, and you can disconnect the connector at any time from your assistant's connector settings.

See the [Boom Privacy Policy](https://www.boompay.app/legal/privacy-policy) for how Boom handles personal information.

## Troubleshooting

**I can't sign in.** Make sure you can log in to Boom with the same email. On Claude Team or Enterprise plans, an account owner has to add the connector before teammates can connect. On ChatGPT Team, Business, Enterprise, or Edu plans, a workspace admin has to turn on Developer Mode first.

**The Boom tools do not show up.** Disconnect and reconnect the connector, then start a new conversation. If you connected before a recent update, you may be asked to sign in again.

**A tool says I do not have access.** Your Boom user may not be allowed to use that tool. Ask your Boom account administrator to check your access.

**A search returns no results.** Try a different search term, such as email or phone instead of a name. When matching a property or unit to a listing, only active, listed properties and units appear. A property that is unlisted or off-market will not match. To run a report for a property, first search for the property by name.

**A request to create or change something failed or timed out.** The result may say the outcome is unknown. The change might still have gone through, so check the lead in Boom before trying again to avoid a duplicate.

**A report looks different from the Boom dashboard.** Some reports count things differently from the dashboard tiles, for example a report that shows time in stage right now compared with a chart of movement over a date range. The report's description explains the difference.
